Real Estate Tax Specialists, LLC (or “RTS”) is a leading provider of tax consulting services, specializing geographically in the State of Illinois, Cook County and the City of Chicago. We provide leading experts in the area of credits and concessions, specifically in locally approved, incentive zones. We regularly work with the IRS, state taxing agencies, and local taxing agencies, to expedite the exemption process and the formal acknowledgement of your credits and/or incentives. We will work with your organization and your counterparty, to make sure that all members of your team – both internal and external accounting or legal personnel – understand the necessary steps being taken, and the timeline of the benefits to be received.
RTS targets geographic regions that have been approved and certified by the proper state, local or federal authorities to receive disproportionate economic incentives. The defined areas vary in their credits and incentives, but share the same goal of encouraging new development, ownership and the economic benefits that emerge via that real property exchange.
The City of Chicago has six (6) distinct boundaries, for example, that provide infrastructure incentives, concessions, and reduced regulations in hopes of attracting investment by private companies. Four of the six were defined more than 10 years ago. As a result, many real property owners (including institutions) are unaware that their property falls within one, and are therefore entitled to various incentives, by law.
Our intimate knowledge of the tax code, and longstanding relationships within the tax agencies, have resulted in backward and forward-looking tax exemptions for owners and businesses located in the State of Illinois, and specifically, the City of Chicago. Our target incentives include, but are not limited to, transfer tax exemptions, sales tax exemptions and utility tax exemptions.
